building your home: the process

Understanding the steps of building your home will help make the process smoother for you. In order to help our buyers become more familiar with the process, we have provided a step-by-step schedule that each home follows from purchase to close.

There are four phases to the home purchase process: Home Selection, Home Definition, Home Purchase and Home Construction.

  1. Initial discussion and education about the project; buyer may select home site, floor plan and design options.
  2. If potential buyer is interested, they sign a letter of intent and puts down deposit.
  3. Buyer meets with bank to obtain financing pre-approval: Buyer obtains financing pre-approval from either our preferred lender or their own. The pre-approval is based on information such as income, credit history, and credit scores.

  • If purchasing land only or using an existing home design, proceed to the home purchase phase below.
  • If buyer providing home design, creating a home design, or modifying an existing home design:
  1. Buyer meets with architect.
  2. Architect produces study plans.
  3. Buyer approves study plans or makes changes.
  4. Terraglio Homes produces a construction bid.
  5. Buyer approves construction bid.

  1. Terraglio Homes drafts a purchase contract.
  2. Buyer works with Terraglio Homes to make custom home selections.
  3. Buyer arranges financing with bank.
  4. If there are any change orders based on design choices, the purchase contract is updated and financing is secured.
  5. Buyer and bank close the construction to perm loan.

  1. Terraglio Homes obtains permits.
  2. Pre-construction meeting (Buyer meets with Terraglio Homes).
  3. Construction begins. Customization opportunities exist during several of these steps. See below for the description of each step:

Foundation: Your lot is surveyed and staked. Plumbing is run from the street to your foundation. Concrete foundation is laid.

Framing: The home’s walls are constructed; stairs and roof trusses are completed.

Exterior Finishes: Wall sheathing is added to enclose your home. Roof sheathing is added over trusses, attic vents are installed, and roofing materials are added. Windows and exterior doors are installed, and facade materials – such as cement finish – are added to the exterior walls. Finally, the exterior trim and paint are applied.

Mechanicals: The heating and cooling system, plumbing and electrical systems are installed. These systems are “roughed in”, leaving exposed ends of pipes, wiring and ductwork to be finished later. Bathtubs and shower units are installed.

Insulation/Air Sealing: Insulation is added between the studs in all exterior walls, and between insulation is added between the joists forming the attic. Joints between framing members and around windows are then sealed to prevent potential air leaks.

Interior Finishes: Wall and ceiling drywall is installed and finished. Interior doors and trim are installed and paint is applied. All other materials, including cabinet countertops, mirrors, and flooring are installed. Your heating and cooling system, plumbing and electrical are finished, which includes the major appliances.

Landscaping: The yard is graded to slope away from your foundation. Driveways and walkways are added.

  1. Terraglio Homes obtains final Certificate of Occupancy.
  2. Final walkthrough and punch list update; Our superintendent walks each home to make sure your home meets the highest quality standard.
  3. Terraglio Homes completes punch list items.
  4. Once the punch list is complete, a final acceptance date is established.
  5. Buyer takes possession of the home on acceptance date.
